Avenue South Residence Key Update
Avenue South Residence is 80.35% sold as of 20th October 2021, with the revamped SIT blocks of 1, 3, 5, 7 and 9 sold out within the first week of the launch. This is because of the competitive prices from $17xx per square feet.
1 bedroom units at just above $1.2x million are still available, and the total number of 1 bedroom units still available stand at 45. Other than the Heritage collection, the next most popular layout is A2, at stacks 29 and 39, as both stacks do not have the west sun, with stack 29 facing the swimming pool and stack 39 facing the Play Lawn.
2 bedroom units starting from $1.4x million are still available, with the 2 bedroom premium units priced at $1.6x million upwards. The more popular layout is the 2 bedroom BP2, with stack 38 being the most popular due to a similar facing of the Play Lawn, although BP1 has the “dumb bell” design which have more effective use of space.

UOL Land Group saw the opportunity of the Greater Southern Waterfront to bid for the Silat Avenue Site under the Government Land Sales, and being the sole bidder for the piece of land, they won the bid at about $1138 per square feet per plot ratio. With such a cheap land cost, they are able to launch Avenue South Residence starting from $858,000 for a city fringe residential development in August 2019. Not only does the development boast of 1074 residential units, it also has about 10,000 square feet of commercial space to support the residents. What’s interesting is the income from the lease of the commercial spaces will be given back to the MCST of the condominium to help defray some of the costs to maintain the buildings and facilities. With about 70% of the units in Avenue South Residence being 1 or 2 bedroom units, the developer has priced the condo units such that half are less than $1.5million, so that buyers can have more than enough choices.

OUTRAM
Outram is located in the Core Central Region of Singapore and is best known for its integrated health hub, with the Singapore General Hospital (SGH) at its center.
